Mueller ..."that the said party of the second part promises and agrees to irrigate sufficiently, cultivate, and to take excellent care of the trees, vines, corn, and other crops on the ranch containing 8 3/4 acres of land in block “E” on the A.B. Chapman tract, in the city of Orange, Orange County, California, and also before June 12 to top and (indecipherable) with Washington navel oranges, all except two of the lemon trees on said land; and the said party of the second part also promises and agrees to quit and surrender on the first day of August 1899 said premises in as good state and condition as they were… Said party of the second part also agrees to surrender and leave on premises of said land, for second party of the first part, two movable henhouses, 2 tons of barley hay, thirteen hens, and all the crops that are not fully ripe and matured on the said first day of August, including all the corn planted on the part set out to oranges north of the apricot orchard on said land and also the grape crop on said land…”
